Boring Property Tax Company LLC is a privately held Michigan limited liability company based in Farmington Hills. We are independent and we are not affiliated with any city, township, county, assessing office, board of review, or agency of the State of Michigan. Nothing we send you is a government notice, and nothing on this site should be read as one.
What we are not
We are not attorneys and we do not practice law. Nothing on this site or in any document we prepare is legal advice, and reading it creates no attorney-client relationship.
We are not licensed appraisers. The valuation work we do reconstructs the assessing jurisdiction’s own published method and applies it to a property. It is not an appraisal, it does not comply with the Uniform Standards of Professional Appraisal Practice, and it may not be used as an appraisal for lending or any other purpose.
We do not promise outcomes. No board of review or tribunal is obliged to agree with a case, however well prepared it is. Anyone in this field who guarantees a reduction is telling you something they cannot know.
You do not have to hire anyone
You are not required to hire anyone to appeal an assessment. The Board of Review charges no fee, the Michigan Tax Tribunal’s petition form is free to download, and many owners file on their own and succeed. Michigan law permits a taxpayer to be represented by someone who is not an attorney, and it equally permits a taxpayer to act alone.
If you would rather do it yourself, start by asking your assessor’s office for your property record card. It is a public record and it is free.
What we collect
Through this website we collect only what you type into it. At present that is an email address, and a property address when you request a check. If you go on to become a client we collect what the engagement requires, which is ordinarily your name, your contact details, the property and parcel information, and documents you choose to send us.
We use that information to answer your request, to carry out work you have engaged us for, and to write to you about your property and about assessment deadlines. We do not sell it. We do not share it with anyone other than the people we have to deal with to do the work, which means the assessing office, the board of review or the tribunal in your matter, and the ordinary service providers that run our email, payments and file storage.
Filings made with an assessor, a board of review or the Michigan Tax Tribunal become part of a public record, and we cannot make them private afterwards. We will tell you before we file anything on your behalf.
Keeping it and getting rid of it
We keep client files for as long as the matter is live and for a period afterwards, because an assessment history matters in later years and because our own records have to support what we filed. You may ask us at any time what we hold about you, ask us to correct it, ask us to stop writing to you, or ask us to delete it. Write to appeals@boringpropertytax.com and we will do it. Every email we send has an unsubscribe link and it works.
This website
This site does not run advertising trackers and does not sell or share any data about your visit. If that changes, this page will change with it and the date at the top will move.
Fees and engagement
The fees shown on this site are our current published prices and they are not an offer or a contract. Any work we do for you is governed by a written engagement letter that sets out the scope, the fee, what is owed if an appeal does not succeed, and how either of us may end the arrangement. If anything on this site ever conflicts with your engagement letter, the engagement letter is what applies.
Accuracy
The figures on this site are drawn from public records and are described in full on how these figures are calculated. Public records contain errors, our reading of them can contain errors, and the law changes. If you find something here that is wrong, please tell us and we will correct it.
